- Seam & lap separations. Where two sheets of TPO or EPDM meet, seams open up over time — the single most common source of flat-roof leaks. We re-weld or re-seal them.
- Flashing failures. The membrane details around parapet walls, curbs, HVAC units, and roof edges pull away or crack. Most repairs live here.
- Membrane punctures & tears. Foot traffic, dropped tools, and windblown debris put holes in the field of the roof — patched cleanly if caught early.
- Ponding water. Flat spots that hold water after a rain break down the membrane and add weight. We correct drainage and reinforce the area.
- Open pipe boots & pitch pans. The seals around plumbing vents and conduit dry out and crack — a small, common, high-leak-risk fix.
- Blistering & de-lamination. Trapped moisture or a bad bond lifts the membrane; we cut it out and re-adhere.
