TPO vs EPDM: Which Flat Roof Is Right for Your NJ Building?

For most New Jersey commercial buildings, TPO is the better choice when a bright, energy-efficient roof matters — a sun-exposed single-story building where lower summer cooling bills pay off. EPDM is the smarter pick when the roof is shaded, sees heavy foot traffic, or you want the longest proven track record at a slightly lower cost. Both are single-ply membranes that last 20–30 years when installed correctly. Below is how they actually compare, and how to decide for your building.

What TPO and EPDM actually are
- TPO (thermoplastic polyolefin) is a white, reflective single-ply membrane. Its seams are hot-air welded into one continuous sheet — a strong, watertight bond. The white surface reflects sunlight, keeping the roof and the space below cooler in summer.
- EPDM (ethylene propylene diene monomer) is a black rubber single-ply membrane with a decades-long track record in the Northeast. Its seams are joined with seam tape or adhesive. The black surface absorbs heat, which can actually help in winter and on shaded roofs. (A white EPDM exists but the black is far more common.)

When TPO is the better choice
- Sun-exposed, single-story buildings — the reflective white surface cuts heat gain, which can lower cooling costs over the life of the roof.
- Energy-code or ENERGY STAR goals — TPO's reflectivity helps a building meet cool-roof requirements.
- Roofs where a fully-welded seam matters — hot-air-welded seams are one continuous membrane, which many building owners prefer for long-term watertightness.
When EPDM is the smarter pick
- Shaded roofs or heavy snow-load buildings — the black surface sheds snow and ice a little faster and reflectivity isn't a priority.
- Roofs with regular foot traffic — EPDM handles being walked on (service techs, HVAC maintenance) very well.
- Value-first projects — EPDM often lands slightly lower per square foot, with a long, proven history on Northeast roofs.
What each one costs
The cost gap between the two is small — TPO typically runs $7–$11 per square foot installed and EPDM $6.50–$10.50, for a standard tear-off and replacement. Do you have to tear off, or can you recover?
Both TPO and EPDM can sometimes be installed over an existing sound roof (a recover) rather than a full tear-off — which saves money and time. It's only an option when the deck and insulation underneath are dry and the building can code-legally carry another layer. A roof survey with core cuts to check for trapped moisture is how we tell the difference — not a look at satellite imagery.
One thing we don't install: modified bitumen
You'll see some NJ contractors quote modified-bitumen ("mod-bit") or torch-down flat roofs. We don't — single-ply TPO and EPDM outperform them on lifespan, seam integrity, and clean installation. If a bid you're weighing is mod-bit, it's worth asking why.
