Commercial roof repair means finding where water gets through a flat or low-slope roof and fixing that detail, so the rest of the roof keeps doing its job. On a membrane roof, leaks start where the roof is joined or cut: a seam, a flashing at a wall or curb, a drain, an edge or a penetration.

On a roof under GAF's Diamond Pledge™, a repair by another contractor matters: repairs, modifications, additions or new rooftop equipment added after the roof is finished are excluded unless GAF approved them in writing first. Repairs GAF requires must be done by a GAF-certified contractor.

Four details where commercial roofs leak.
A flat roof is a field of membrane joined at seams and cut around everything that comes through it. Commercial roof leak repair starts at those joins, not in the open field.
Seams
Where two sheets of membrane meet. An open or lifted seam lets water run sideways under the roof before it shows up on a ceiling, often well away from the opening.
Walls, curbs and parapets
Where the roof turns up a wall or around a rooftop unit curb. Flashing here moves with the building and is a common entry point after years of heat and cold.
Drains, scuppers and edges
Where water is supposed to leave the roof. A clogged drain or a loose edge holds water against the membrane and pushes it into any weakness nearby.
Penetrations
Pipes, vents, conduit and supports that pass through the roof. Each one is sealed separately, and each one is a place to look when a ceiling tile stains.
