TPO vs EPDM: how the system moves the price

TPO and EPDM are the two dominant single-ply systems on NJ commercial roofs, and the cost gap between them is small. The real difference is performance:

  1. Tear-off vs. recover. Stripping the old roof to the deck costs more than installing a new membrane over the existing one. A recover saves money up front but isn't always allowed — NJ code caps how many roof layers a building can carry, and a wet or failing substrate must come off.
  2. Insulation and R-value. Adding or upgrading insulation to meet current NJ energy code adds material and labor, but lowers heating and cooling bills for the life of the roof.
  3. Deck condition. Rotted or rusted decking found during tear-off has to be replaced before the membrane goes down. A pre-installation survey keeps this from becoming a surprise.
  4. Penetrations and detail work. HVAC curbs, drains, skylights, vents, and parapet walls each need flashing and hand-detailing. A roof crowded with rooftop units costs more per square foot than an open one.

Repair, recover, or replace?

Not every aging flat roof needs a full replacement. A quick framework:

  • Repair when the membrane is generally sound and you have isolated leaks, open seams, or damaged flashing. Right answer for a roof with years of life left.
  • Recover when the field membrane is worn but the deck and insulation underneath are dry and sound, and the building can code-legally carry another layer. Lower cost, shorter disruption.
