How to Choose a Licensed, Insured NJ Roofer (and Avoid “One-Man-Van” Contractors)

To choose a roofing contractor in New Jersey, verify four things before you sign anything: they're registered as an NJ Home Improvement Contractor (a license number you can check), they carry general liability insurance and workers' compensation, they hold a manufacturer certification like GAF Master Elite, and they'll put the full scope and warranty in writing. Everything else — reviews, years in business, a real local address — builds on those. Here's why it matters more than it used to, and exactly what to check.

Since March 2018, New Jersey no longer requires a permit for most residential re-roofing. That sped up simple jobs — but it also opened the door to unlicensed “one-man-van” operators who bid low, skip insurance, and disappear when something goes wrong. The checks below are how you tell a real contractor from a risk.

The four non-negotiables

1. 1NJ Home Improvement Contractor registration. Every legitimate NJ contractor has a registration number (ours is Lic #13VH11318100). Ask for it and confirm it's current — it's your proof they're operating legally.
2. 2General liability insurance. If a worker damages your home, this covers it. Ask for a certificate of insurance, not just a verbal “yes, we're covered.”
3. 3Workers' compensation. This is the one people miss. If an uninsured worker is hurt on your roof, you can be held liable. A real contractor carries workers' comp and will show proof.
4. 4A manufacturer certification. A credential like GAF Master Elite® (top 3% of roofers in North America) has to be earned — the manufacturer vets the contractor's licensing, insurance, and track record. It's a shortcut to knowing a roofer is legitimate, and it unlocks the strongest warranties.

Red flags to walk away from

• No license number, no physical address, or a truck from out of state. A legitimate roofer is easy to look up and local.
• Cash-only, or a large deposit up front. A real contractor accepts normal payment (we take all major credit cards) and doesn't demand most of the money before work starts.
• High-pressure “today only” pricing or a knock on your door after a storm. Good roofers don't need to rush you.
• A quote that's dramatically lower than everyone else's. It usually means something's missing — insurance, a full tear-off, proper flashing and ventilation, or a real warranty.
• No written scope or warranty. If it isn't in writing, it doesn't exist.

Questions to ask before you hire

• “What's your NJ contractor registration number, and are you insured for liability and workers' comp?”
• “Are you a certified installer for the shingle brand you're quoting?”
• “Is this a full tear-off, and does the quote include new flashing, underlayment, and ventilation?”
• “What warranty do I get — on the materials and your workmanship?”
• “Can I see recent local work and reviews?”
