What actually drives your number

Two homes on the same street can get very different quotes. These are the variables behind the gap:

  1. Roof size. The single biggest factor — priced per square (100 sq ft). A bigger footprint (and bigger overhangs) means more material and labor.
  2. Pitch and complexity. A steep roof, or one with lots of dormers, valleys, and hips, is slower and more dangerous to work — that costs more than a simple gable.
  3. Tear-off vs. layover. Stripping the old shingles to the deck costs more than going over them, but it's the right way — and NJ code caps how many layers a roof can carry.

Sometimes. Insurance generally covers roof damage from a sudden, covered event — wind or a fallen tree — but not wear-and-tear or old age.
