Repair or Replace? 7 Signs You Need a New Roof

The clearest signs you need a new roof — not just a repair — are curling or buckling shingles, bald spots where the granules have worn away, missing or cracked shingles, granules collecting in your gutters, daylight or water stains in the attic, a sagging roofline, and an age past about 20–25 years. One isolated problem is often a repair. Several of these together usually means it's replacement time. Here's how to tell the difference — and when to just call for a look.

The 7 signs it's time for a new roof
- Curling, cupping, or buckling shingles. When shingle edges lift or the centers rise, the material has dried out and lost its seal — wind and water get underneath. Widespread curling is a replacement sign.
- Bald spots and granule loss. Those pale patches where the surface looks worn smooth (like the roof in the photo above) mean the protective granules are gone and the shingle is breaking down.
- Missing, cracked, or broken shingles. A few can be replaced; if it's happening across the roof, the shingles have become brittle with age.
- Granules collecting in your gutters. Little sand-like grit washing into the gutters is shingle surface wearing off — a sign the roof is aging out.
- Daylight or water stains in the attic. If you can see light through the roof boards, or there are dark stains on the rafters and insulation, water is getting in.
- A sagging roofline. A dip or wave in the roof usually points to a structural or moisture problem underneath — get this looked at promptly.
- Age. Most asphalt roofs in New Jersey last 20–30 years. If yours is past 20 and showing any of the above, replacement is usually the smarter spend than repeated repairs.

Repair or replace — how to decide
A good rule of thumb: if the problem is isolated and the roof is otherwise sound and under ~15 years old, repair it. If the signs are spread across the roof, or it's past 20 years, or you're facing your second or third repair in a few years, replacement is usually the better value — you stop paying to patch a roof that's failing.
- Repair — a few missing shingles after a windy day, a single leak around a flashing or vent, damage limited to one small area.
- Replace — widespread curling or granule loss, multiple leaks, sagging, an aging roof past its expected life, or repairs that keep coming back.

How long should a roof last in NJ?
In New Jersey's climate, a standard 3-tab asphalt roof lasts about 15–20 years, architectural shingles 25–30 years, and metal 40–50 years. Proper attic ventilation and regular maintenance push those numbers to the top of the range; poor ventilation and neglect pull them down. If you don't know how old your roof is, an inspection can estimate its remaining life.
