Overview

Repair the cause, not the stain.

A proper roof repair finds the entry point on the roof, fixes it, and checks the roof around it for the same wear. We repair roofs across Monmouth and Ocean counties and all of New Jersey, including Ocean Township, Tinton Falls and Toms River.

Repair makes sense when the damage is local and the rest of the roof is sound. When leaks keep returning in different places, or shingles are failing across whole slopes, roof replacement is the conversation to have; these are the signs a roof is past repair.

One code rule, N.J.A.C. 5:23-6.4 (as of October 2026), settles some jobs outright. In New Jersey, the existing roof covering must be removed before a new one goes on when it is water-soaked or has deteriorated to the point that it is not adequate as a base for additional roofing, when it is wood shake, slate, clay, cement or asbestos-cement tile, or when it already has two or more layers. Read N.J.A.C. 5:23-6.4. This is general information, not legal advice; your local construction office has the final word.

Timing matters. Nor'easters hit New Jersey most often between October and April; the State Climatologist notes that rarely does a winter go by without at least one significant coastal storm.

Green Apple Roofing was founded by Ron Tal (also known as Sharone Tal) in 2008 and has completed roughly 3,000 roofs since. We are a GAF Master Elite® contractor. GAF says only 2% of roofers in North America are invited to become GAF Master Elite® contractors. We are an NJ-registered Home Improvement Contractor #13VH11318100, and insured. What We Repair

The repairs New Jersey roofs actually need.

Residential repairs on asphalt shingle, metal, tile and flat roofs. Tell us what you see and where.

Shingle Repair

Missing, lifted or cracked shingles replaced and sealed down.

Flashing Repair

Wall and valley flashing reset or replaced where it has pulled away or rusted through: the metal joints where a roof meets anything vertical.

Pipe Boots, Vents & Skylights

Cracked rubber pipe boots, loose vent flashing and leaking skylight curbs. Small parts that let water straight onto the deck.

Flat, Metal & Tile Sections

Low-slope porches and additions, metal panels and tile on homes, repaired to suit the system already on the roof.

What's Included

What a proper roof repair covers.

  • Same-day response

Call (201) 681-0060 for same-day response, or use our 24-hour emergency line.

  • Flashing fixed, not caulked over (code as of October 2026)

Code requires flashing wherever a roof meets a wall, wherever the slope or direction changes, and around roof openings. Failed flashing is reset or replaced.

  • Edges built to code (as of October 2026)

The residential code requires drip edge at the eaves and rakes of shingle roofs, so an edge repair puts it back.

  • Ice and water protection (code as of October 2026)

New Jersey's code requires an ice barrier only where the average daily temperature in January is 25°F or less; the state says that is Sussex County. Elsewhere the code does not require it, so ask whether the estimate includes ice and water protection along the eaves.

  • The layer rule (N.J.A.C. 5:23-6.4, as of October 2026)

In New Jersey, the existing roof covering must be removed before a new one goes on when it is water-soaked or has deteriorated to the point that it is not adequate as a base for additional roofing, when it is wood shake, slate, clay, cement or asbestos-cement tile, or when it already has two or more layers.

Repair or replace: repair one damaged spot on a sound roof; a roof with two or more layers must be torn off first.
One damaged spot on a sound roof is a repair. Two or more layers already on the roof means a tear-off first.

FAQ

Roof Repair questions, answered.

  • The 25% rule was New Jersey's old permit threshold. Before March 5, 2018, New Jersey limited how much roofing could be replaced without a permit (the '25 percent limit'). The 2018 rule removed that limit for detached one- and two-family homes. Municipal building officials petitioned to restore it in 2019, and the state refused.
  • The five roofing trouble spots to check first are where the code asks for extra protection: where a roof meets a wall, wherever the slope or direction changes, around roof openings, and along the eaves and rakes. As of October 2026, the residential code requires flashing at the first three and drip edge at the last two.
  • A 20-year-old roof is not automatically finished; its condition decides. Damage in one spot on an otherwise sound roof is a repair. Leaks in several places point to replacement, and a roof that already has two or more layers must be torn off first. An inspection shows which side of that line your roof is on.
  • Roof repair cost in New Jersey depends on what failed, how much of the surrounding area is damaged, the roof's pitch and height, and the material. That is why the price follows a look at the roof. We'll beat or match any reliable, legitimate roofing, siding or gutter quote, and credit cards are accepted.
  • A roofer's claims can be checked. Ask for the contractor's New Jersey Home Improvement Contractor registration number. As of October 2026, home improvement contractors must register with the state every year and carry insurance, unless exempt by law. Ask to see photos of the damage, and get the scope and price in writing first. Our registration is #13VH11318100.
